House in Katzrin sold for 6 million shekels – record price on the Golan Heights
The property in Katzrin, an 8-room house with a pool and two guest units, was purchased by a couple from the USA. The property is located in the southern part of the neighborhood, features an exceptionally large built-up area, and offers an unobstructed view of the Zavitan Stream.

The deal: On HaMeshushim Street in Katzrin, a single-family 8-room house was sold, with a built-up area of 248 sq. m on a plot of 897 sq. m, for 6 million shekels. The property includes a main unit, two guest units, and a pool. The buyers are a couple from the USA.
The settlement: The Katzrin local council has about 8,400 residents and is the largest settlement on the Golan Heights. It is located in the center of the plateau, between important cross-axes — Highway 91 (coming from the Mahanayim junction) and Highway 87 (climbing to the plateau from the north of the Kinneret).
Except for the project where the deal was carried out, there is not much construction in the settlement. Second-hand apartment prices there hover around 13,000 shekels per sq. m on average, and old houses are sold at prices of less than 10,000 shekels per sq. m.
The area: The deal was carried out in Quarter 12 of the city, renamed "Rova HaRama" (Plateau Quarter). The quarter spans 343 dunams in the southwest of the city, and its planning is based on a 2016 Vatmal plan. In October 2022, the Israel Land Authority held a tender for the complex using the "design and build" method.
The tender was won by the companies Gal Ariel Bniya from the Avnei Derech group and Y.D. Barzani, who together submitted the only bid. The neighborhood will include about 1,800 units, and the expectation is that it will double the city's population.
In 2023, lotteries were held there as part of the "Dira BeHanacha" (Discounted Apartment) program, with prices starting at 600,000 shekels for 3-room apartments.
Tax Authority records show that apartment prices in the project reach about 16,000 shekels per sq. m, while subsidized apartment prices reach an average of 7,600 shekels per sq. m, less than half the price.
Ground-level homes on the Golan Heights: High-end cottages in the area are sold at price levels of 3–4 million shekels. The most expensive cottage in Katzrin was sold at the beginning of last year for 3.7 million shekels. In Ani'am, three years ago, the most expensive property to date on the Golan Heights was sold — a cottage for 4.5 million shekels.
Analysis: The property is located in the south of the neighborhood, and according to the developers, it is guaranteed an unobstructed view towards the Zavitan Stream. Its built-up area is exceptionally large, and the plot area — almost a dunam — is also a rarity in new construction.
The price of 6 million shekels seems reasonable, as the equivalent built-up price reaches about 20,000 shekels per sq. m — about 25% higher than the prices of new apartments being built in the vicinity, especially since the property includes 8 rooms and two guest units.
The developer's word: Adv. Moshe Moyal, founding partner at the Moyal Malachi & Co. firm, which accompanies the developers, said: "This deal is interesting both because of the value of the property itself and because it reflects a broader process that Katzrin has been undergoing in recent years. Establishing a neighborhood of this scale is a significant move for a settlement of Katzrin's size, creating a more diverse real estate market."
Hana Schwartz, VP of Marketing and Sales at the Avnei Derech group, says: "We were not afraid that there would be no buyers at this price, because it is an extraordinary residential product — a villa on the first line to an amazing view. The neighborhood offers a living experience that currently has no real competitor in the area."
Regarding the buyers, Schwartz says that it is an American couple who have family in Israel, but at this stage, they do not plan to make Aliyah. According to her, several more large cottages in the project were sold at prices of about 5.5 million shekels to residents from the center who decided to divide their time between the center and Katzrin.
