Tel Aviv's luxury real estate market continues to defy broader economic slowdowns, driven by high-end transactions reaching tens of millions of NIS. While the standard housing and secondhand markets face notable cooling—particularly for apartments lacking secure reinforced rooms—luxury properties remain resilient. Recent high-profile deals include transactions by the Hagag Brothers totaling 55 million NIS and multiple sales ranging between 20 million and 30 million NIS.

In a recent transaction, America Israel Investments sold a penthouse in an urban renewal project on Brodetzky Street in Ramat Aviv, near the Ramat Aviv Mall, for nearly 11 million NIS. The 141-square-meter penthouse on the fifth floor includes 88 square meters of balconies, translating to 78,000 NIS per square meter based on built space alone. The property features three exposures, two private parking spaces, a storage unit, and a private floor lobby.

The 10.8 million NIS deal highlights the sustained activity in Tel Aviv's high-end segment despite broader market stagnation. The project, which received a building permit several months ago, comprises two boutique buildings with 23 residential units, including 2-, 3-, and 4-room apartments, duplexes, and penthouses designed by Gidi Bar Orian Architects.

Additionally, America Israel, in partnership with Phoenix Holdings, recently secured a luxury deal at the Muza project located at the corner of Namir Road and Rokach Boulevard in Tel Aviv. A 33rd-floor penthouse spanning 243 square meters with a 31-square-meter balcony was sold for 23.2 million NIS, reflecting approximately 100,000 NIS per gross square meter. The project, overlooking Yarkon Park, will feature approximately 450 residential units across three residential towers.

Dror Toran, CEO of the residential division at America Israel Investments, noted that the luxury market operates independently of the general housing sector. "While some buyers are affected by interest rates and financing conditions, the luxury segment is driven by location, property quality, and limited supply," Toran explained.
