The long-term rental market in Israel is experiencing unprecedented demand, while housing supply struggles to keep pace. Facing high housing costs and lengthy savings periods, more Israelis are turning to institutional long-term rental models. In these developments, companies construct and manage entire residential buildings exclusively for rent, offering tenants stability and peace of mind.

Ronit Ashdod Levy, CEO of Africa Israel Residences, highlights certainty as the primary advantage of the model. "First of all, customers gain certainty, which is highly significant for young couples and families," she explains. "There is peace of mind and security in knowing that a landlord cannot suddenly evict you or raise the rent unpredictably." In long-term rental agreements, contracts typically span up to 10 years, with rent pegged to the consumer price index and capped increases.

Institutional rental projects offer diverse apartment mixes ranging from two to six rooms, allowing growing families to upgrade their living space within the same residential complex. Africa Israel Residences currently owns five such complexes across the country, including in Galil Yam in Herzliya, Shoham, and Mordot Arnona in Jerusalem, alongside upcoming projects in Sde Dov and Mount Scopus.

Beyond structural advantages, the model fosters strong community ties supported by dedicated management teams and responsive maintenance services. While private investors typically favor smaller two-to-three-room apartments, institutional developers provide larger family-sized units that are otherwise scarce in the rental market, addressing a critical housing need for modern Israeli households.
