Givatayim Apartment Prices Drop by 12.5% Amid Shifting Real Estate Market
Data from the Israel Tax Authority reveals a significant drop in median apartment prices in Givatayim, falling from 4.16 million NIS in Q1 2025 to 3.64 million NIS in Q1 2026 amid shifting buyer demand.

Givatayim is considered one of the highest-quality cities in Israel, yet recent real estate transactions in the city indicate that the median apartment price is dropping at a rate significantly higher than the national average.
Median Prices and Real Estate Trends
Using Israel Tax Authority data, we examined apartment prices in Givatayim over the past year. The analysis shows that the median price in the first quarter of 2025 stood at 4.16 million NIS, compared to 3.64 million NIS in the first quarter of 2026. This represents a median price drop of 12.5%. Meanwhile, the average price of transactions decreased by 10.76%.
"When real estate market data points to a drop in the average price and a market slowdown, it is reasonable to assume there is a price decrease, even if not as dramatic as the raw numbers suggest."
Market Shifts and Buyer Preferences
Does a 10% drop in median and average prices necessarily mean that individual apartment values fell by 10% or more? Not necessarily. It is entirely possible that buyers simply purchased cheaper apartments due to current market conditions and high interest rates. Furthermore, Givatayim features older residential stock, with many apartments lacking standard protected spaces (mamad). In the wake of regional security escalations, demand for unfortified properties has declined.
Additionally, the Q1 2025 figure represented an all-time peak for the city, up from 3.22 million NIS in Q1 2024. That spike was largely driven by expensive purchases fueled by developer financing promotions, which tapered off following new Bank of Israel regulations introduced in March 2025.
Despite the temporary distortion in average pricing downward, Givatayim remains one of Israel's most stable and desirable municipal markets, creating strategic investment opportunities for patient buyers.
