Shikun & Binui Advances Sde Dov Project With Tel Aviv Committee Approval
Shikun & Binui received design approval for a 185-unit mixed-use project in Tel Aviv's Sde Dov district, featuring residential towers, commerce, and public spaces.
Shikun & Binui Real Estate has advanced its Sde Dov project in Tel Aviv, as the local planning and building committee approved the architectural design plan for plot 3203 in the northern part of the district.
Project Scope and Architecture
The approved plan marks a crucial procedural step toward obtaining a building permit. Designed by the Yashar Architects firm (Yaski Mor Sivan Architects), the development spans a 5-dunam plot and will feature 185 residential units distributed across two distinct structures: a 20-story residential tower and a 9-story mid-rise building. The residential mix includes approximately 25% small apartments, 25% medium-sized units, and 50% large apartments.
In addition to housing, the complex incorporates 3,000 square meters of office space housed in a four-story wing, alongside 1,400 square meters of ground-floor commercial space facing the street. A rooftop wellness area complete with a swimming pool is planned atop the office wing, connected to the residential tower via a bridge.
Public Spaces and Amenities
Publicly accessible open spaces will encompass 3.4 dunams, representing roughly 60% of the total plot area. These landscaped zones, interior courtyards, and pathways are designed to ensure seamless pedestrian access between surrounding streets and the nearby municipal park.
"The approval of the design plan concludes a detailed planning process conducted alongside the municipal architect's department and professional bodies at the Tel Aviv Municipality. This milestone brings us significantly closer to realizing a mixed-use project that combines residential, employment, and commercial spaces in the evolving Sde Dov district," company representatives stated.
