A comparative analysis by a Psagot-Sigma expert reveals significant differences in sales pace and pricing among projects in the prestigious Sde Dov district.

The Sde Dov complex is one of the most prestigious areas in Israel, where developers are engaged in a fierce battle for customers. Even with price reductions of hundreds of thousands of shekels, property values remain relatively high.

Avi Shakuri, a senior analyst at Psagot-Sigma Brokerage (Psagot Investment House), has compiled a comparison table examining the sales pace of public companies' projects. Israel Canada, having started marketing first, leads the list as expected.

According to Shakuri's data, the leaders in sales volume are:

  1. Israel Canada — 60% of the project.

  2. Hagag Brothers — 48% of the project (a strong performance given their late entry to the market).

  3. Avisror — 32% of the project.

  4. Levinstein and Mivne — attracting many buyers due to a relatively lower price per square meter.

  5. Damri — 9% of the project.

Regarding the price per square meter, the data requires context. Damri's price stands at 82,600 shekels, but as the analyst notes, this figure is skewed because only a small portion of apartments has been sold, often consisting of high-floor or special units. Furthermore, the owner of Damri purchased several units for himself and his family, which influences the statistics.

Among the top sellers (Israel Canada, Hagag, and Avisror), Israel Canada charged the highest price per square meter at 81,700 shekels. Its project in the Eshkol complex benefits from an unobstructed view, justifying the premium. Hagag also maintains high prices due to its project's prime location.

In comparison, the Levinstein and Mivne projects offer a price of approximately 63,000 shekels per square meter. This is comparable to Gindi's pricing; while they announced price cuts in the complex, it turned out that before the sale of penthouses, the average price was about 61,000 shekels, with the penthouses expected to raise the average to match the levels of Levinstein and Mivne.
