The settlement where a 4-room apartment with a MAMAD will cost 1.3 million shekels
Prices for new apartments are higher than for second-hand ones, mainly due to the presence of a MAMAD (protected space). In some settlements, prices are almost half the national average. Where can you buy apartments at this price and where can you find a 3-room apartment for less than a million?
The price gap between new apartments and second-hand properties has been widening since the beginning of the war. The reason is not the difference between a new and an old building, but the gap between a new apartment that includes a MAMAD and one that does not. Properties built before 1992, which lack a protected space, drive down second-hand market prices. The gap can sometimes exceed 10% of the apartment's value, especially in cities more sensitive to the missile threat.
In some cities, apartments with a MAMAD are sold for 40%–45% less than the national average. This is the case in Be'er Sheva, as well as in cities closer to the center or the northern Sharon area. One example is Harish, a city where demand for new apartments remains low despite the price.
