Israeli Real Estate Report: Recent Property Transactions and Southern Deals
Recent real estate transactions across Israel reveal diverse housing prices, highlighting affordable options in Beersheba, Ofakim, Netivot, Haifa, and Holon alongside significant tax incentives.

The Israeli real estate market continues to present diverse opportunities for buyers looking beyond central districts, with recent transactions highlighting affordable housing options in Beersheba, Ofakim, Netivot, Haifa, and Bat Yam.
Recent Deals in Beersheba
In Beersheba, a 2-room apartment measuring 45 square meters on Shimon Bar Giora Street in Neighborhood D was recently sold for 495,000 shekels. Located on the first of three floors, this transaction marks one of the lowest price points recorded in the area recently. Additionally, a larger 3-room apartment spanning 80 square meters on the fifth floor of an eight-story building with an elevator in Neighborhood V fetched 700,000 shekels. For those seeking new construction, a spacious 5.5-room apartment on Eli Davis Street in the Rambam neighborhood—measuring 154 square meters with a 12-square-meter balcony, parking, an elevator, and a protected room (MAMAD)—was sold for 1.58 million shekels.
Southern Periphery and Tax Benefits
Buyers exploring the southern periphery often weigh property prices against government tax incentives. While Beersheba does not offer income tax benefits, cities like Ofakim and Netivot provide substantial tax rebates ranging between 16% and 18%, saving residents thousands of shekels monthly. In Ofakim, a 4-room apartment measuring 80 square meters on Huri Street in a building dating back to the 1970s was recently sold for 600,000 shekels. Meanwhile, in Netivot, a compact 43-square-meter, 2-room apartment on Hazani Street changed hands for 650,000 shekels, and an 84-square-meter, 4-room apartment on Tzaban Street sold for 675,000 shekels.
Discounted Housing Program Advantages
Participants in the government's "Discounted Apartment" program secure even greater value. A 4-room apartment built in 2021 on Ariel Sharon Street near Mevor Yoram was sold for 677,000 shekels, combining modern construction with regional tax breaks of 16% in Netivot and 18% in Ofakim.
Transactions in Haifa and Holon
Market activity extends beyond the south. In Haifa, a 90-square-meter, 4-room apartment on Derech Yad LeBanim sold for 1.28 million shekels, while an 81-square-meter, 4-room property on Yoav Street fetched 1.345 million shekels. A 3-room apartment on Bodenheimer Street was traded for 935,000 shekels. In Holon, a ground-floor 2-room apartment covering approximately 50 square meters on Mount Scopus (Har HaTzofim) Street commanded 1.6 million shekels.
