Tel Aviv Duplex Sells for 3.17 Million NIS as Housing Deals Highlight Regional Gaps
Recent real estate transactions across Israel highlight stark price contrasts, with a Tel Aviv rooftop duplex fetching 3.17 million NIS while apartments in Beersheba and Haifa sell for under 700,000 NIS.
Apartment prices in Tel Aviv remain high, with square meter rates ranging between 50,000 and 60,000 NIS. However, in the southern parts of the city, significantly cheaper deals can be found, hovering around 40,000 NIS per square meter or even less in certain projects.
Neve Barbur is not considered one of Tel Aviv's prime neighborhoods, yet finding unique properties at a low price remains difficult. A recent transaction saw a 5-room rooftop duplex on HaRav Alnkawa Street sold for 3.17 million NIS. The 116-square-meter apartment spans two levels on the 8th and 9th floors, featuring a massive 70-square-meter sun terrace, an elevator, and parking, making it an exceptional deal in the local landscape.
Cheaper transactions are also available in southern Tel Aviv, such as a 65-square-meter, 3-room apartment on Zuckerman Street in Neve Eliezer, which sold for 1.75 million NIS on the first floor out of four.
For even lower prices, buyers look further south. A Re/Max transaction this week closed on an 80-square-meter, 3-room apartment on Mivtza Yoav Street in Neighborhood Alef of Beersheba for 570,000 NIS. Additionally, a 4-room apartment on Niv David Street in Neve Ze'ev, measuring 131 square meters with a 12-square-meter balcony, sold for 1.35 million NIS.
Other notable Re/Max deals this week include a 4-room apartment on HaTzvi Street in Neighborhood Heh of Beersheba sold for 700,000 NIS, a 38-square-meter, 2-room apartment on HaShalom Street in Haifa sold for 550,000 NIS, and a 5-room rooftop duplex on Yosef Sapir Street in Holon spanning 126 square meters with terraces sold for 2.915 million NIS.
