A recent market analysis reveals that Afridar neighborhood in Ashkelon has recorded the steepest housing price declines in Israel, with transaction prices dropping 7.6% below initial asking prices. Surprisingly, despite these falling prices, apartments in Afridar are selling at a remarkably fast pace, indicating that buyers demand significant discounts to close deals, prompting some secondary market sellers to artificially inflate initial asking prices to leave room for negotiation.

According to data from Madlan experts, homes sell in under two months in only three Israeli neighborhoods: Yizre'elia in Haifa, Neot HaShikma in Sderot, and Em HaMoshavot HaHadasha in Petah Tikva. Two notable surprises on the fast-selling list are Karmi Gat in Kiryat Gat and Sharona in Kfar Yona. Karmi Gat features dense construction yet sees rapid sales likely driven by relative affordability, while Sharona in Kfar Yona benefits from an influx of buyers migrating from neighboring Netanya seeking quieter surroundings and more accessible prices, even though detached single-family homes in Sharona often exceed 5 million shekels.

Ranking first in transaction speed, the established Yizre'elia neighborhood in Haifa's Neve Sha'anan district defies expectations through its strategic location. Situated on the eastern slopes of the Carmel ridge, Yizre'elia offers seamless connectivity to Central Carmel, Ahuza, and Romema, alongside close proximity to the Grand Canyon shopping mall and the Carmel Tunnels, enabling rapid transit out of the city.
