Gindi Holdings Unveils Decade-Long Payment Deferral Scheme for New Apartments
Gindi Holdings has launched an unprecedented financing campaign allowing apartment buyers to defer 900,000 NIS for a decade without interest or linkage, aiming to spur sales amid a persistent market slowdown.

Amid a severe slowdown in the housing market, Israeli real estate developer Gindi Holdings has launched an unprecedented financing campaign allowing buyers to defer a payment of 900,000 NIS for a decade following key handover, completely interest-free and linkage-free. According to local media reports, the aggressive marketing campaign covers about 300 unsold apartments across four major projects in Herzliya, Or Yehuda, and Ramat Gan, with half the inventory located in the upscale Galil Yam neighborhood of Herzliya.
The scheme effectively functions as an extended balloon loan spanning roughly 12 years when factoring in the remaining construction period. Buyers pay 20 percent upon signing, roughly 50 percent upon receiving the keys, and defer the final 30 percent—amounting to 900,000 NIS—for ten years. Major financial institutions including Bank Leumi and Mizrahi-Tefahot will issue the loans following rigorous underwriting procedures, while Gindi Holdings will shoulder the interest burden, estimated at 450,000 NIS per apartment, totaling an investment of up to 135 million NIS.
This unconventional promotional push comes as developers grapple with soaring mortgage burdens and sluggish sales. Data from an academic index at Tel Aviv University shows that average monthly mortgage payments for a typical four-room apartment across Israel's twelve largest cities reached 10,864 NIS in the second quarter of 2026, up sharply from 7,500 NIS five years prior. Deferred payment schemes provide immediate relief by drastically lowering monthly outlays, though financial experts warn of inherent risks including potential property price corrections and income volatility over a decade-long horizon.
