Free Land and Subsidized Development Costs Offered in Beit Jan Housing Tender
The Druze locality of Beit Jan is classified as a confrontation line settlement, offering free land and heavily discounted development costs for wounded Tsahal veterans.
Free Land Allocation for Beit Jan
In accordance with a government decision, the Druze locality of Beit Jan has been classified as a confrontation line settlement. Consequently, land is provided entirely free of charge, with participants in the tender paying solely for development costs. The average development expenses range between 900,000 NIS and 1 million NIS for an entire plot.
Winners of the tender can build two detached homes on relatively small plots of 300 to 350 square meters. A winning bidder is expected to pay up to 500,000 NIS for the land and development combined, representing a substantial discount compared to peripheral regions and central Israel, where land prices alone often reach 3 to 5 million NIS.
Special Discounts for Injured Soldiers
Beit Jan is a local council in the Upper Galilee mountains near Mount Meron, with an elevation exceeding 1,000 meters above sea level and a population of approximately 12,650 residents. Many of its Druze inhabitants serve in the Tsahal.
Unlike standard tenders offering discounts to combat soldiers, the state aims to reward Druze minority members who served in the Tsahal and were discharged due to injuries. Development costs for these individuals drop significantly, ranging between 150,000 NIS and 200,000 NIS per plot.
"Eligible wounded soldiers receive exceptionally high discounts, effectively acquiring the land for free while covering minimal infrastructure fees."
Real Estate Market Context
Real estate activity in Beit Jan remains subdued, with only three transactions reported since the beginning of 2025. In January, a single detached home built in 2008 on a 233-square-meter plot was sold for 1.5 million NIS.
