The Bank of Israel interest rate currently stands at 3.25%, down from 4% in the spring and 4.5% just over a year ago. Three consecutive cuts in May, July, and September reduced the prime rate from 5.5% to 4.75%, with the next rate decision scheduled for October 21. Borrowers with a prime-linked mortgage are already seeing the difference in their accounts, while new homebuyers must look at the broader financial picture.

Impact on Mortgage Payments

To quantify the savings, consider a 25-year mortgage: one-third in the prime track and two-thirds at a fixed interest rate of 4.7%. Calculations utilize the Spitzer schedule, assuming 25 years remaining and a stable fixed component.

  • For a 1 million shekel mortgage, the recent reductions decrease monthly payments by about 142 shekels, totaling roughly 1,700 shekels annually.

  • For a 1.5 million shekel mortgage, savings reach about 213 shekels per month, exceeding 2,550 shekels annually.

  • For a 2 million shekel mortgage, the reduction amounts to approximately 284 shekels monthly, or about 3,400 shekels annually.

The Effect of Future Cuts and Bank Negotiations

If the Bank of Israel lowers the rate to 3%, the prime rate will drop to 4.5%. For a 1 million shekel mortgage with one-third in prime, monthly payments would decrease by another 46 shekels. However, borrowers can often achieve greater savings through rigorous negotiation with banks than by waiting for macro rate cuts. The weighted average mortgage interest rate stood at 4.38% in August, and interbank disparities can save borrowers over 100,000 shekels over the life of a loan.
