Amram Avraham Enters Mazkeret Batya Urban Renewal with 781 New Units
Amram Avraham is entering urban renewal in Mazkeret Batya for the first time, partnering on two Sderot Eliyahu projects to demolish 216 old units and build 781 new ones.
Amram Avraham is expanding its urban renewal portfolio by entering into pinui-binui (evacuation and reconstruction) projects in Mazkeret Batya for the first time. The company has joined as a partner in two projects along Sderot Eliyahu. Under both initiatives, the company expects to demolish approximately 216 old housing units and construct around 781 new units across fifteen 9-story residential buildings.
The project on Sderot Eliyahu, carried out in partnership with Synco owned by Shlomi Cohen, involves tearing down 102 old units to make way for about 396 new apartments. The adjacent project within the same complex, in collaboration with Harosof Urban Renewal owned by Avi Aviv and also situated on Sderot Eliyahu, entails the demolition of approximately 114 old units and the construction of about 385 new residences.
Project Progress and Master Plan
Both projects have secured the required majority of apartment owner signatures. Amram Avraham recently hosted its first tenant meeting, attended by company representatives, for the joint venture with Harosof. The complex features an approved master town-planning scheme (TAMA), and the local council is currently advancing development planning processes for the entire complex ahead of licensing procedures and building permit issuance. Simultaneously, the company is pushing forward with detailed design to accelerate the projects.
The two initiatives form part of the broader Sderot Eliyahu urban renewal plan, one of the main thoroughfares in Mazkeret Batya, promoted by the Urban Renewal Authority and the local council. Spanning an area of approximately 54.5 dunams, the comprehensive plan involves the demolition of a total of 318 housing units across twenty older 3-to-4-story residential buildings, replacing them with roughly 1,200 new housing units in buildings standing about 9 stories high. Furthermore, the master plan incorporates about 3,300 square meters of commercial and employment space, approximately 6,000 square meters for public buildings, and about 9 dunams of open public areas. Part of the new apartments will be designated for small units and long-term affordable rental housing.

Mazkeret Batya, one of Israel's historic moshavot, has experienced high residential demand in recent years thanks to its central location in the country, transport accessibility, quality of life, and developed educational system. The project aims to rejuvenate the town center, upgrade infrastructure and public spaces, and significantly increase the local housing supply.
