How can artificial intelligence transform real estate investments? According to real estate appraiser and BYNDbiz founder CPA and Attorney Rotem Zilber at the Globes and Bank Leumi Israel Real Estate Conference, "If we look five, ten, or twenty years ahead, the answer to the question will change constantly, not to mention what will happen in 100 years. The right question is how we can profit from AI today. The most important thing is not to be afraid to approach it."

Overcoming the Fear of AI Integration

Zilber explained that many people today are afraid of AI, hesitant to approach, advance, and initiate, but to profit from the subject, one must dive right in today and not wait for tomorrow. He stated that those who wait will miss the opportunities available today at the dawn of the AI golden age. "When a new technology enters, everyone wins, but there are those who are the primary beneficiaries and those who are left with the leftovers."

Zilber compared the AI revolution to what happened in the real estate market during urban renewal periods. "When urban renewal came in, suddenly everyone became a real estate entrepreneur. Why? Because we utilize our land rights to increase and generate additional rights, to create apartments. The same thing is happening today with AI," he explained.

"Today, everyone touches AI when they open the chat and ask it questions, but developing AI is different from dealing with it. I want to push everyone toward developing tools that will advance them and their businesses. When children and grandchildren submit resumes, they will present not only their capabilities and experience but also their skill level in AI. You don't just come with your brain; you also come with the brain you developed."

Practical Applications in Real Estate

On a practical level, AI can assist on several levels, Zilber explained:

  1. Current Operations: Handling simple tasks with light automation for collections, answering emails, issuing invoices, cash flow management, alerts on exceptional events, and more.

  2. Data Scanning: Providing a major advantage in data analysis. For example, profits can be generated by cross-referencing locations declared as urban renewal complexes before price changes occur. Scanning protocols from local committee meetings for details on approved plans can also bring entrepreneurs into negotiations at an entirely different level.

Zilber concluded by noting that we are currently in the "good old days" of the early AI era and must capitalize on it to our advantage. Everyone needs to ask what they can do for their business today, where they can advance, and what the next tool is that they will promote. "I promise that if you insist on this, you will profit. We are the generation whose time has now come to step to the front of the stage and lead the AI era to its next step."
