Property prices in Tel Aviv have fallen below 50,000 shekels per square meter for the first time in a long period, according to data from Yad2. The average price for a 4-room apartment has dropped to 47,400 shekels per square meter, bringing the average cost of a 100-square-meter apartment to 4.74 million shekels.

The Impact of Price Drops on Buyers

The downward trend in Tel Aviv has affected apartment buyers in two distinct ways. First, buyers purchasing similar properties are saving hundreds of thousands of shekels, translating to a monthly mortgage reduction of 1,000 to 1,200 shekels. Second, because prices remain elevated, some buyers are opting for upgraded properties they could not previously afford while keeping their monthly payments similar. Meanwhile, downsizing sellers who need to trade down due to mortgage constraints are temporarily being pushed to the margins.

A 5% discount on an average apartment in Tel Aviv is significant, saving hundreds of thousands of shekels and reducing monthly mortgage payments by 1,000 to 1,200 shekels.

Developer Promotions and Market Dynamics

Contractor promotions are actively lowering actual acquisition costs. Developers frequently offer a 5% price reduction alongside financing benefits worth roughly another 3%. Combined with purchase tax savings, buyers can achieve an effective discount of 8% to 9%. Although developer profit margins are being squeezed, banks strictly prohibit loss-making transactions to ensure project feasibility. While standard appraisal guidelines anticipate developer profits of 15% to 18%, and up to 20% in urban renewal projects, many contractors are currently settling for margins of 10% to 13%.

Breakdown of Apartment Prices in Tel Aviv

The Tel Aviv housing supply is heavily dominated by smaller units. 3-room apartments account for 35% of the market, while 4-room apartments represent 32%. 5-room apartments make up just 15% of the market, with an average price of around 6.77 million shekels. Current pricing figures indicate:

  • 2-room apartments: 3.08 million shekels

  • 3-room apartments: 4.05 million shekels

  • 4-room apartments (100 sqm): 4.74 million shekels

  • 4-room private houses/villas: 7.11 million shekels

  • 6-room private houses: 9.57 million shekels

Interestingly, market data reveals that the price per square meter for 5-room apartments is actually higher than for 4-room units. This anomaly is driven by the concentration of luxury penthouses within the 5-room category. With the recent correction, analysts are watching to see how Tel Aviv's global ranking shifts after years of holding a spot among the world's most expensive housing markets.
