The Central District Planning and Building Committee has approved the Shchunat HaMa'ayanot plan in Modi'in, which includes approximately 3,575 housing units. Initiated by the Israel Land Authority in cooperation with the Modi'in-Maccabim-Re'ut municipality, the project aims to expand the city's housing supply and meet growing residential demands.

Project Scope and Design

Spanning roughly 550 dunams adjacent to the Karamim neighborhood, south of Route 443, east of Yehuda Maccabi Street, and north of the Ayalon and Harod valleys, the project features 3,575 housing units including 300 special housing units. The average density stands at roughly 20 net units per dunam, mixing 5-9 story urban structures with ground-floor commerce and two 25-story residential towers.

The main east-west artery will feature mixed-use residential, commercial, and employment spaces alongside urban squares. Public buildings and the central open space (Gan Pisga) sit centrally near the main road, while Route 443 is flanked by open public areas.

Land Allocation and Leadership

The neighborhood incorporates 177 dunams for residential use, 60 dunams for public institutions, 20 dunams for combined open spaces and public buildings, 1,500 square meters for employment, 13 dunams for promenades, 168 dunams for infrastructure, and 101 dunams for open public areas. The plan was designed by architect Amir Kolker from Kolker Kolker Epstein Architects Ltd. and managed by Moshe Cohen from Keshet M.C. Project Management Ltd.

Acting Director of the Israel Land Authority Yehuda Eliyahu noted:

The approval of the HaMa'ayanot neighborhood plan is a vital boost in implementing ILA's policy to increase housing supply in high-demand areas. Through successful cooperation with the municipality, we are launching a quality, modern neighborhood that will provide diverse housing solutions.

Mayor Haim Bibas added:

This long-term planning aims to address the city's growth, allowing the next generation and children who grew up here to continue living in the city and build their homes.

Central Region Manager at the Israel Land Authority Nissim Avraham stated that the meticulous planning over 550 dunams will provide a unified urban fabric combining diverse architecture and rich public spaces.
