A 4-room apartment spanning approximately 100 square meters on Meïr Hoff Square in the Kiryat Eliezer neighborhood of Haifa was recently sold for 1.25 million NIS. The property, located on the first floor of an 18-story building without parking, was initially listed for 1.39 million NIS and spent about a month on the market. The sellers had inherited the apartment, while the buyers are local housing upgraders seeking immediate security.

Gregory Melnik of RE/MAX Selected Haifa noted that the previous owners had unsuccessfully attempted to sell the property for roughly three years through various channels. After taking over the listing, the agency successfully closed the deal within a month. The buyers, a young couple expecting a child, currently live in an older building designated for urban renewal (Pinui-Binui). Eager to move into a secure apartment with a fortified room (mamad) immediately rather than waiting years for urban renewal projects, they initiated the purchase.

To facilitate the acquisition, the agency also took on the marketing of the couple's existing apartment on Yoav Street. Despite a temporary setback when the initial buyer withdrew after three weeks of negotiations, a new buyer was swiftly found, enabling both transactions to proceed successfully.

Industry experts point out a strong demand for fortified apartments across the city, driven by security concerns in both the sales and rental markets. However, sellers facing time constraints must remain flexible on pricing, as the current real-estate landscape sees very few investors, making properties that previously sold via a single phone call much harder to offload today.

Recent housing transactions across Israel highlight varied regional pricing trends. In Holon, a 3-room apartment on Jabotinsky Street sold for 2.3 million NIS, while a 5-room property on Moshe Rinat Street fetched 3.4 million NIS. In Kfar Yona, a 5-room apartment on HaOsher Street changed hands for 2.67 million NIS. Dimona recorded lower entry points, including a 3-room apartment on Herzl Street for 445,000 NIS. In Afula, a 5-room apartment on Yitzhak Shamir Street sold for 1.49 million NIS, and Ashdod saw a 5-room unit on HaKishon Street fetch 2.35 million NIS.
