A 5-room apartment spanning 123 square meters on the seventh floor of a building at 38 Shimon Ben Tsvi Street in Givatayim has been sold for 5.85 million NIS. The building, completed in 2003, is part of a complex developed by Mivne Oferim comprising two towers of 15 and 14 floors.

Historical Background and Neighborhood Growth

The building is located in an area historically known as "Area 9," referencing its origins as a British Mandate military base and later an ammunition depot. Following the departure of the military base in the 1960s, the land was earmarked for residential development in 1976. The neighborhood experienced significant construction booms during the 1990s and early 2000s, coinciding with the establishment of the Givatayim Mall and the renaming of the area to the Ben Tsvi neighborhood.

Despite initial public opposition regarding the conversion of green spaces into residential towers, the neighborhood quickly became a prime real estate destination two decades ago. However, price growth has moderated in recent years.

Market Analysis and Price Trends

Average prices in the neighborhood rose from 31,000 NIS per square meter of municipal property tax (arnona) space in 2020 to 35,000 NIS today, marking a 13% increase. This growth is significantly lower than the nationwide apartment price index surge of 40% over the same period. Analysts attribute this slower growth to the aging of the neighborhood's housing stock and increased competition from urban renewal projects across Givatayim and neighboring cities.

"Ben Tsvi Street is highly sought after in Givatayim, but it is characterized by massive price gaps between apartments facing the park and those that do not, sometimes reaching up to 1 million NIS," says Gilad Fein of RE/MAX Original. "The combination of a fantastic location, stunning views, and a relatively new apartment with low inventory drove the high price."

Record Transaction Details

According to Israel Tax Authority records, this transaction marks the highest ever recorded in the two towers of this project. The price per square meter reached approximately 37,500 NIS, representing a 7% premium over the current neighborhood average. Experts note that this premium is justified by the apartment's quiet location overlooking the park and interior upgrades made by the previous owners.
