On 2 Sh. Shalom Street in the Tzel Oranim neighborhood in Kiryat Tivon, a 6-room garden apartment was sold for 4.1 million shekels. The apartment has a built-up area of 180 sqm and a 70 sqm yard. There are a total of three apartments in the building - two duplex garden apartments and another rooftop apartment above them both. The building was constructed about two years ago, and the apartment has two parking spaces and a storage room.

The property's marketing price was 4.3 million shekels, and it was on the shelf for a total of about 10 days. The sellers are private entrepreneurs who, together with two other partners, built the project and have been renting out the apartment until now. The buyers are a young family who have been renting in the neighborhood until now.

The Nvidia hype

Liav Shevah, manager of the RE/MAX Professionals branch (Yokneam / Tivon), says that "the sellers are investors who purchased the land five-six years ago, built the project, and decided to cash out. The property is adjacent to the area where the Nvidia campus is being built, and it is also a corner unit and close to the promenade - factors that influenced the price.

"The neighborhood is very sought-after, and while in the rest of the town there are price drops, in this neighborhood they have even risen. It is new, quite detached from Kiryat Tivon, and attracts high-tech workers.

"The town is enjoying media hype because of the construction of the Nvidia campus, and many sellers are jacking up the price because of this, but then reality hits them in the face. At the prices they ask for initially, there are no deals, and they have to meet the market in order to sell.

"The interest rate cuts have not yet brought buyers back to the market. The gap between the price of a standard apartment in the area and the price of a ground-level home is very high, and those looking to upgrade their housing are finding it difficult to meet it."
