Caesarea's Neighborhood 14 Apartments Priced at 45,000 NIS Per Square Meter
Caesarea's upcoming Neighborhood 14 will introduce 735 new housing units, with apartments priced at 45,000-50,000 NIS per square meter, double the cost of neighboring Or Yam.
For years, the residents of Caesarea have maintained the quiet character that defines the upscale locality. The question is whether this will remain the case in the coming years with the construction of Neighborhood 14, a new district featuring 735 new housing units, including both apartments and detached homes.
This combination of apartments and detached homes is uncharacteristic of Caesarea, but residents believe the current fabric will be preserved due to the District Committee approving very low-rise buildings rather than high-rises. If you walk through Neighborhood 14, you will likely see garden apartments and rooftop units, meaning structures that do not deviate significantly from the area's architectural style, or at most boutique buildings. Still, the question arises: how much will a standard apartment in Caesarea be priced at?
The Pricing Puzzle in Caesarea
Naot Golf, the only place where you could previously purchase an apartment in Caesarea, is a unique product—essentially an aparthotel containing mostly small units. It is not a sprawling new apartment. Therefore, even long-time residents struggle to estimate how much an apartment will cost in a town considered one of the most prestigious in Israel.
Something has shifted in Caesarea in recent years. Home prices there are no longer drastically different from many areas in the central region of Israel. While most large homes on plots of half a dunam or more command high eight-figure price tags, in Neighborhood 3 you can find homes at lower prices on smaller plots with tiny yards—even around 5 to 5.5 million NIS.
Comparing Neighborhood 14 and Or Yam
Turning back to apartments, inquiries show that prices in Neighborhood 14 are expected to hover around 45,000 to 50,000 NIS per square meter. This means that a 120-square-meter garden apartment will cost approximately 5.5 to 6 million NIS, while a smaller standard apartment will run about 5 million NIS. Penthouses are expected to command higher prices due to their larger built-up areas.
"A standard apartment in Caesarea will cost twice as much as an apartment in neighboring Or Yam."
The new neighborhood will be built at the entrance to the town near the Or Akiva interchange, west of Highway 2, in the northern part of the golf grounds, continuing Neighborhood 3 and Compound 7. Most of the apartments—475 units—will be in shared residential buildings, likely boutique structures exceeding two stories.
Meanwhile, just across the road lies Or Yam, a neighborhood belonging to Or Akiva. Although marketed as being next to Caesarea, its socioeconomic status and development differ vastly from the prestigious locality. Prices in Or Yam range from 23,000 to 25,000 NIS per square meter, with some detached homes exceeding 4 million NIS. Ultimately, residents fearing a drop in Caesarea's socioeconomic status due to the new development need not worry, given the steep price tag of the new apartments.
