Israel's Tallest Skyscraper BEYOND Opens in Givatayim with Major Leases
The BEYOND tower in Givatayim, Israel's tallest skyscraper at 320 meters, has officially opened. Developed by Tidhar, Union, and Himnuta, it features major tenants like Meitar and Moon Active, with office rents averaging around 150 NIS per square meter.

Israel's tallest skyscraper, the BEYOND tower in Givatayim, has officially opened its doors, reaching a height of approximately 320 meters. Developed by Tidhar Group, Union Group, and Himnuta, the massive project spans 300,000 square meters. The first major tenant to move in is the Meitar law firm, which has leased roughly 30,000 square meters across 17 floors, with occupancy beginning on October 4.
Tidhar, led by CEO Uri Levin, has already leased out the vast majority of the office spaces in the tower, having recently received fire safety approval ahead of Form 4 and the initial occupancy phase. The tower features a diverse tenant mix, including leading high-tech firms, prominent law firms, and well-known commercial brands. Major deals, such as the one secured by Meitar, reflect average rental prices of around 150 NIS per square meter per month. This translates to roughly 15,000 NIS monthly for a 100-square-meter office, though rates vary depending on size and floor.
Commercial Space and Management Fees
Additionally, the gaming company Moon Active has leased approximately 22,000 square meters in the project at estimated shell-condition rates ranging between 90 and 130 NIS per square meter. Management fees in the tower are estimated at approximately 23 NIS per square meter per month, amounting to 2,300 NIS monthly for a 100-square-meter office. Most fit-out works for the rented spaces are being executed by Tidhar's dedicated fit-out division.
The project comprises two towers rising above an eight-story podium structure containing about 20,000 square meters of commercial space, situated adjacent to the Diamond Exchange district and the Ayalon Highway.
