Bet Shemesh Real Estate Soars as Apartments Sell for 40,000 NIS per Square Meter
Apartment prices in Bet Shemesh have surged to rival Tel Aviv, with luxury units in Ramat Bet Shemesh selling for over 40,000 NIS per square meter driven by intense ultra-Orthodox demand.

A price of 40,000 NIS per square meter typically sounds like a strong deal in Tel Aviv, yet in Bet Shemesh prices have soared to rival Israel's most expensive metropolitan areas. Recent market data reveals that apartments in the peripheral city are fetching over 40,000 NIS per square meter, driven by intense demand from the ultra-Orthodox sector.
The high-end transactions are taking place in the Neve Shamir neighborhood of Ramat Bet Shemesh, within a boutique project developed by the Sufrin Group and Sunrise. The development features 32 residential units atop 1,200 square meters of commercial space, attracting local buyers alongside purchasers from Jerusalem, abroad, and central Israel.
Market analysis indicates that specific units in the project have traded for approximately 44,000 NIS per square meter, vastly exceeding the neighborhood average of roughly 23,000 to 26,000 NIS per square meter. In July 2025, a record deal saw a 97-square-meter garden apartment with an 80-square-meter terrace sell for 4.23 million NIS, equating to 44,000 NIS per square meter. The buyer, originally from Ramat Gan, subsequently acquired an adjacent unit in January 2026 for approximately 4.1 million NIS with plans to merge the properties.
Additional transactions highlight the surging demand, including a 95-square-meter garden apartment purchased in April 2026 for 3.7 million NIS by a Bnei Brak resident. Meanwhile, a 550-square-meter gross penthouse at the top of the project is currently listed for a staggering 25 million NIS, matching luxury Tel Aviv pricing standards and reflecting the dramatic transformation of Bet Shemesh over the past decade.
